As a prospective purchaser, it makes sense to get pre-approval for finance when you first start looking for a property so that you get a firm handle of how much you can afford, interest rates and other related costs. See our check list of related costs to help you budget for your investment. In today's market, it is not uncommon for a vendor to receive multiple offers on their property and from their perspective, if you were the seller and had multiple offers would you accept the contract with a finance clause or the one that was without a finance clause (if all other aspects of the contract were identical). So it makes sense to talk to a mortgage broker when you first start looking rather than when you have found a property you would like to purchase and could possibly be under tight timeframes to put in an offer.
